Sustainaprise is a practice rethinking how we build, use, and share space by developing new ownership models, reusing what’s overlooked, and creating more inclusive ways to live and work.

We focus on creating attainable housing and alternative ownership pathways through co-living, adaptive reuse, and modular development, helping to lower barriers to participation in real estate. At the same time, we partner with organizations by offering outsourced workplace experience staff, workplace strategy, and sustainable operations advisory.

Whether we’re supporting the creation of something new or helping to evolve how people engage with existing spaces, our work is grounded in the belief that real estate should better serve both people and the planet.

Anthony Guerrero

Founder & Principal

Anthony has spent his entire career rethinking how we build and operate space, always with a focus on people, sustainability, and long-term impact. From leading real estate and workplace strategy at Earthjustice and NRDC to shaping operations at Oxygen Media, he's helped organizations rethink what buildings can do and who they should serve. Today, he brings that same energy to Sustainaprise: blending strategy, teaching, and real-world solutions to create a more inclusive, low-carbon built environment. He also teaches at Columbia University and still gets excited about floor plans, mechanical systems, and the power of good design.

Stefano Guerrero

Analyst, Research & Systems Design

Stefano is an analytical thinker who happens to be studying computer engineering and is already knee-deep in real-world projects. At Sustainaprise, he’s helped model data center cooling loads, explore building performance metrics, and think through how technology supports sustainability. He brings curiosity, precision, and a calm problem-solving mindset to every conversation. Whether it's running calculations or exploring the future of modular housing, Stefano is helping shape what Sustainaprise builds next.
